A Zippo is a refillable, brass or stainless-steel lighter. They’re highly collectible and hundreds of different custom zippo lighter patterns have been made in the seventy and years since their introduction. From Custom-designed collector Zippo lighters, to a host zippo lighter to a NFL Zippo, to a Solid gold Zippo lighter. Zippos are generally oblong in shape with an easy open lid. Unlike one time use inexpensive plastic lighters that are used and dropped, Zippo lighters are refilled with a Naphtha based liquid zippo lighter fuel. By taking the inner part out of the exterior surrounding, its user can pour lighter liquid into a gauze wadding that holds a wick. The flint, which makes the arc to inflame the cotton wick, can be refilled.

Mortgage Industry and Predatory Lending

Categories: , blogging | February 8th, 2010 | by Lee | no comments

The extension of the credit should inject some sales into the winter market.  Remember - October-March are the slowest sales months of the year for real estate - people like to move while school’s out and the weather’s good and this is the case for Augusta Real Estate as well.

The bottom line is that nationally, 1st Time Homebuyers accounted for only 36% of sales in 2006, see more at Augusta Listing Expert and by some accounts they now account for almost 50% of all sales.  It has provided a good “bump” for sales, but it is far from the cure.

The housing crisis has its roots in the mortgage industry and predatory lending.  One required nothing more than a pulse to obtain a mortgage, and astounding products where rolled out to enable people to afford five times the home they should actually purchase.  Adjustable Rate Mortgages, Alt-A products, and sub-prime loans all caused what we’re now going through - not the lack of a “credit” for buying a home.  There is a natural order to things - we over-built, over-bought, over-spent, and over-borrowed.  Now we’re spending less, borrowing less, and only buying essentials.  Deplete the existing inventory through qualified buyers, and the market adjusts - back to another “Sellers Market.” Visit www.augustalistingexpert.com for more information about the market.

Artificially inflating the market with a gallon of tax credit may help in the short run, but it is not the natural order of things.  My milk has an expiration date, I’m glad the tax credit does too.

Web Develoment Versus Web Design

Categories: blogging | February 8th, 2010 | by admin | no comments

Web Develoment Versus Web Design

Since this is a Web design blog I have to school everyone on something. Many people out there do not understand or even know that web development and web design are two completely different skill sets. To the lay-person a webmaster is the person that will design and build out their website(s). But in reality not all webmasters, or web developers, are good at design. In fact good designers are hardly ever great developers.

A good web developer will understand site architecture, SEO ranking factors, and some light programming. They will know how to access hosting, use cpanel, etc. They will know how to create valid CSS and XHTML. Good developers will know how to work with databases too.

But a good designer will have a mastery of Web design software like photoshop, fireworks, etc. A good designer will that certain elements need to be in a homepage, like a call to action. Designers will understand what types of colors go together and what types of moods they can elicit. A great designer will know how to design a site so that it not only looks good but will be search engine friendly as well.

Now I am not saying that there are not any competent designers and developers out there because there are. But they are few and far between. What I am saying is that in general designers and developers should be two different people. In web companies, or agencies, there is someone that creates designs and someone else that builds it out. So next time you set out to build a site please try to understand that if you want quality work done then you are most likely going to need to hire someone (or an agency) to create your design and another person to build it out to spec.
